Harder puzzle - 10 items on scales

Here's one of favourites for annoying people, it was actually part of
the plot of a book but is a good puzzle even outwith that context.

Ok, (and apologies if I misphrase the puzzle)

You are 10 items, all of which appear identical. One of the items is
however EITHER heavier or lighter than the rest but you do not know
which.

You have a set of scales (the balance kind) and are allowed only 3
weightings in order to identify the odd item out and also tell if it is
heavier or lighter than the rest.
