We find the opposite: having an on-going MSA relationship with the =
client
cements the relationship far more than a one-off website build after =
which
the client updates the site themselves. Our MSA clients tend to refer =
more
work to us than our one-off clients.
An interesting side effect we find is that clients that are paying us a
monthly fee are also quicker to commission upgrades and new work than
self-sufficient CMS ones.

There is nothing unethical or unusual about discounting the cost of a =
static
build (vs. the cost of a CMS system that lets the client update the site
themselves) as a reward for signing an on-going MSA agreement. That's =
just
business sense.
